Mobile home demolition in Martin County

A mobile home looks light, but its hookups are the job. Power, water, sewer or septic, and sometimes propane all have to be cut by the right party before a machine touches the frame.

A row of white static caravans on a sandy track among dune grass, with the sea behind them.

Where the home sits sets the paperwork. Ocean Breeze, which began as the Ocean Breeze Trailer Park and incorporated in 1960 when 142 owners voted for it, issues its own permits. Indiantown does too, through its Civic Access portal, and the county Building Department covers the unincorporated areas. We found no published mobile home demolition checklist for any of them, so we confirm the list with the office before filing.

What happens to the home’s title is a question for the agency that issued it. We flag it before work begins rather than guess at the answer.

Parks raise an asbestos point. The federal residential exemption from the FDEP notice does not apply to several small residential buildings on one site under the same or common-control owner, which reaches a park owner clearing more than one unit.

We quote one home or a whole row. Send the lot or park location, the home's size and photos of the skirting and hookups.

Work order

  1. Walk the lot and note hookups, skirting, additions and the pad.
  2. Confirm the permit list with the office that covers the address.
  3. Arrange the licensed asbestos survey where the home or the site calls for one.
  4. Coordinate the power, water, sewer or septic, and propane disconnects through the licensed parties.
  5. Demolish, separate metal from mixed debris, and haul.
  6. Pull tie-downs and piers, remove the pad if scoped, and grade.

Where jobs slip

Common problems, and how each is controlled

Propane and A/C lines still connected

A charged tank or line turns a simple pull into a hazard. We confirm each line is removed or disconnected by a licensed party before work begins.

Tie-downs and piers left in the ground

Anchors and block piers stay behind unless the scope names them. We list them in the price and pull them with the frame.

Private roads and tight lanes

In a park, neighbors are close and the roads can be private, as they are in Ocean Breeze. We agree the route and the staging area with the park or owner before the trucks arrive.

Work others are licensed for

Title and registration questions belong to the state agency, not to us. Utility and propane disconnects are performed by the utility and licensed trades, and septic abandonment by a licensed septic contractor under the owner's permit. We coordinate each and do not assume any of them is done until we see it done.

Questions

About mobile home demolition

Who issues the permit for a mobile home in Ocean Breeze?

The Town of Ocean Breeze issues its own permits, and applications go in by email. It publishes forms for its resort, plaza and Seawalk areas but no demolition form we could find, so we confirm the requirements with the Town before filing.

Does clearing several units in a park need an asbestos notice?

Likely yes. The federal residential exemption does not cover several small residential buildings on the same site under the same or common-control owner. Notices go to FDEP's Southeast District, which can confirm for your site.

What drives the cost of a demolition?

Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. There is no published rate card, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.

Is there a job size you will not take?

No. Every kind of demolition gets a quote from us, whether it is a single shed or to a multi-story building. On larger and coastal sites we self-perform dewatering, Support of Excavation and deep foundations, including in tidal ground, so the work below grade stays in our sequence instead of passing to another firm.

Is Romco licensed for this work?

Romco Builders is a licensed Florida general contractor. That matters in Stuart, which since July 1, 2025 no longer accepts county Certificates of Competency and requires state registration or certification. Asbestos surveys, abatement, electrical, plumbing and tree work are licensed separately, and we coordinate the firms that hold those licenses.

The sequence

Six stages, start to closed permit

  1. Describe the job

Phone or use the form. Tell us the address, what comes down and what stays. Photos or a survey help.

  2. Site visit

We look at the structure, the live services, access for trucks, trees, the seawall or water's edge, and any association rules.

  3. A written scope and quote

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.

  4. Notices, releases, permit

The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.

  5. Demolition and hauling

Work follows the agreed order, and debris goes to the county transfer facility in Palm City or another licensed site.

  6. Inspection and close

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.
