Accessory structure demolition in Martin County

A detached garage is still a building in the eyes of the code. Florida's s. 553.79 requires a permit to demolish any building, so a guest cottage or workshop in Martin County gets the same paperwork as the house, scaled down.

Two workers' legs beside a jackhammer breaking up a paved surface, with a small generator nearby.

Small jobs carry their own rules on the peninsula. In Sewall's Point, contractors work 8 AM to 5 PM, Monday through Saturday, never on six named holidays, and noise after 5 PM may not exceed 80 decibels. Trucks over 8,000 pounds curb weight must be garaged or hidden after 5 PM, which matters when equipment would otherwise sit on site overnight.

On Jupiter Island, the town's pre-demolition inspection checklist covers electric, water, rodent control, propane, septic, A/C and landscape buffer verification. Those lines must be removed or disconnected by contractors registered with the Town Building Department, and a pool house goes through the list like a main house.

Accessory buildings are where hookups tend to be added informally. A workshop may carry a subpanel, a water line or a septic connection nobody permitted, and we trace each before the roof comes off.

We quote one shed or every outbuilding on an estate. Send photos and a sketch of where the structure sits, and we will price it.

Work order

  1. Walk the structure and trace power, water, gas and septic connections.
  2. Confirm the permit and any pre-demolition inspection with the local office.
  3. Coordinate disconnects through the licensed trades and the provider.
  4. File the Sunshine 811 notice if the slab or footings come out.
  5. Demolish, sort and haul.
  6. Remove the slab if scoped and grade to the surrounding yard.

Where jobs slip

Common problems, and how each is controlled

Hookups nobody documented

A subpanel or water line fed from the main house stays live when the shed comes down. We trace each one and have the licensed trade terminate it at the source.

Equipment parked overnight

Some towns restrict heavy vehicles left on site after hours, Sewall's Point among them. Delivery and pickup are planned around the local rule.

Damage to the yard that stays

The route to a back-lot structure crosses lawn, irrigation and planting. We lay protection mats and agree the path before the machine arrives.

Work others are licensed for

Electrical, plumbing, propane and septic work is done by licensed trades or registered contractors, as each town requires. Tree removal goes to a licensed tree service. We do not judge whether a structure was permitted when built; that record sits with the building office.

Questions

About accessory structure demolition

Does removing a Martin County shed or carport need a permit?

Florida requires a permit to demolish any building, and the county's demolition checklist starts with the permit application. Whether a given shed counts as a building is the building official's call, so ask the office that covers your address before work starts.

Can work start on a Saturday in Sewall's Point?

The Town allows contractor work 8 AM to 5 PM, Monday through Saturday, except on New Year's Day, Memorial Day, July 4, Labor Day, Thanksgiving and Christmas. Jupiter Island is stricter on Saturdays, so check the rules for each address.

What drives the cost of a demolition?

Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. We do not publish prices, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.

Is there a job size you will not take?

No. Every kind of demolition gets a price from us, whether it is a single shed or to a multi-story building. On larger and coastal sites we self-perform dewatering, Support of Excavation and deep foundations, including in tidal ground, so the work below grade stays in our sequence instead of passing to another firm.

Is Romco licensed for this work?

Romco Builders is a licensed Florida general contractor. That matters in Stuart, which since July 1, 2025 no longer accepts county Certificates of Competency and requires state registration or certification. Asbestos surveys, abatement, electrical, plumbing and tree work are licensed separately, and we coordinate the firms that hold those licenses.

The sequence

Six stages, start to closed permit

  1. Describe the job

Phone or use the form. Tell us the address, what comes down and what stays. Photos or a survey help.

  2. Site visit

We look at the structure, the live services, access for trucks, trees, the seawall or water's edge, and any association rules.

  3. Written scope with a price

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.

  4. Notices, releases, permit

The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.

  5. Demolition and hauling

Work follows the agreed order, and debris goes to the county transfer facility in Palm City or another licensed site.

  6. Inspection and close

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.
