Commercial demolition in Martin County

A commercial teardown in Martin County begins underground and on the pole. Commercial use belongs inside the Primary Urban Service District, so the lot carries public utilities, and three-phase power that only FPL can cut.

A large concrete building partly torn down, with a field of crushed concrete and twisted rebar in front of it.

The county plan is direct about it. Policy 4.7A.2 places commercial and industrial uses in the Primary Urban Service District, and uses that need public water and sewer are allowed only there. Expect a sewer lateral and a water service to be capped by the provider: Martin County Utilities in the unincorporated county, the City's own utility in Stuart, or South Martin Regional Utility in Hobe Sound.

Power runs on its own track. FPL must disconnect three-phase services through a project application, so we open that request at the start and build the schedule around FPL's date.

Several older commercial corridors sit inside community redevelopment areas: Port Salerno, Jensen Beach, Hobe Sound, Rio, Golden Gate and Old Palm City. CRA work such as the sewers replacing septic tanks in Rio can change what the demolition should leave behind for the next tie-in.

We quote any commercial building at any size, from a single bay to a full plaza. Send the site plan, the tenant status and photos of the rear service areas, and we will walk the site.

Work order

  1. Walk the site with the plan, the tenant schedule and the utility accounts.
  2. Arrange the licensed asbestos survey and file the FDEP notice the building needs.
  3. Request the FPL three-phase disconnect and the water and sewer caps from the right provider.
  4. Pull the permit from the office that covers the parcel.
  5. File the Sunshine 811 notice before any excavation.
  6. Demolish in phases, separate the debris, and grade to the agreed condition.

Where jobs slip

Common problems, and how each is controlled

Live tenants next door

A strip center rarely comes down at once. We separate bays with temporary walls, keep shared fire and power systems running through the licensed trades, and phase the work.

Three-phase power still energized

Only FPL disconnects three-phase service. Heavy equipment does not mobilize until the release is confirmed in writing.

An older building's footings below the slab

Commercial lots can carry the remains of an earlier structure. We probe before final grading and self-perform removal or deep foundation work where the next design needs it.

Parking and drainage the owner keeps

Many owners retain the parking field and storm inlets. We fence them off, protect the inlets from silt, and hold trucks to an agreed haul route.

Work others are licensed for

Utility disconnects belong to FPL and the water and sewer provider, not to us. Asbestos is removed by a licensed abatement firm after a licensed consultant's survey. Environmental assessments, tank closures and engineering are separate licensed work that we coordinate when the scope calls for them.

Questions

About commercial demolition

Who disconnects power on a commercial building?

FPL. Only FPL may disconnect service conductors, and three-phase services must be disconnected by FPL through a project application rather than the self-scheduling portal. We file the request and plan the sequence around it.

Can part of a plaza stay open during the work?

Often, yes. We quote phased demolition where some bays keep trading, with temporary separation walls, protected exits and shared systems kept live by the licensed trades. The fire marshal and the building office decide what the occupied part needs.

What drives the cost of a demolition?

Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. There is no published rate card, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.

Is there a job size you will not take?

No. Every kind of demolition gets a quote from us, whether it is a single shed or to a multi-story building. On larger and coastal sites we self-perform dewatering, Support of Excavation and deep foundations, including in tidal ground, so the work below grade stays in our sequence instead of passing to another firm.

Is Romco licensed for this work?

Romco Builders is a licensed Florida general contractor. That matters in Stuart, which since July 1, 2025 no longer accepts county Certificates of Competency and requires state registration or certification. Asbestos surveys, abatement, electrical, plumbing and tree work are licensed separately, and we coordinate the firms that hold those licenses.

The sequence

Six stages, start to closed permit

  1. Describe the job

Phone or use the form. Tell us the address, what comes down and what stays. Photos or a survey help.

  2. Site visit

We look at the structure, the live services, access for trucks, trees, the seawall or water's edge, and any association rules.

  3. A written scope and quote

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.

  4. Notices, releases, permit

The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.

  5. Demolition and hauling

Work follows the agreed order, and debris goes to the county transfer facility in Palm City or another licensed site.

  6. Inspection and close

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.
