Demolition in Palm City

Palm City lines the South Fork of the St. Lucie River between the Turnpike and the water. During Hurricane Ian, the swollen South Fork flooded Tropical Farms and Palm City Farms at high tide. A teardown near that edge is planned around wet ground before any machine is booked.

With 11,651 housing units, Palm City is one of the larger unincorporated communities in the county, and Martin County handles its permits, zoning and inspections. Old Palm City has its own Community Redevelopment Area, created in 2002. Water and sewer come from Martin County Utilities, whose demolition meter-pull procedure is not published, so we ask the utility before the schedule is set.

Ian's flooding here came from local runoff while the Port Mayaca gates were closed, not from lake releases. On a river-edge lot, a slab removal or a pool fill can turn into a dewatering job. Romco self-performs dewatering and Support of Excavation, the engineered system that holds a deep cut open, so that work stays inside our own sequence.

Debris from a Palm City job has a short trip. The county's Solid Waste Transfer and Recycling Facility on SW Busch Street, in Palm City, takes construction and demolition debris on a self-haul, self-unload basis.

Who permits demolition in Palm City

Martin County Building Department

Palm City is unincorporated, so the county issues the permit through Accela Citizen Access. Its demolition checklist (rev. 2-26) asks for the permit application, an owner/builder disclosure signed before county staff, and floor plans when only part of a building comes down.

The sequence

Six stages, start to closed permit

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A carport and a commercial building follow these stages in the same order.

  1. Describe the job

Phone or use the form. Tell us the address, what comes down and what stays. Photos or a survey help.

  2. Site visit

We look at the structure, the live services, access for trucks, trees, the seawall or water's edge, and any association rules.

  3. A written scope and quote

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.

  4. Notices, releases, permit

The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.

  5. Demolition and hauling

Work follows the agreed order, and debris goes to the county transfer facility in Palm City or another licensed site.

  6. Inspection and close

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.

Questions

Demolition in Palm City

Did Lake Okeechobee releases flood Palm City during Hurricane Ian?

No. News reports tied Palm City's flooding during Ian to local runoff, with the swollen South Fork rising at high tide while the Port Mayaca gates were closed. For a demolition the practical point holds either way. On a low lot by the river, plan for water in any excavation, and confirm the parcel's flood zone with the county before you plan the rebuild.

What drives the cost of a demolition?

Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. There is no published rate card, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.

Is an asbestos inspection required before a Martin teardown?

For most buildings, yes. FDEP requires a thorough inspection by a state-licensed consultant before any planned demolition it covers, and a notice to its Southeast District at least 10 working days ahead, even when no asbestos turns up. We arrange the survey with an independent licensed consultant and bring in a licensed abatement firm if needed. Romco does not abate asbestos.

How long before the work can start?

We do not promise dates, because the lead items belong to others. FDEP needs its notice at least 10 working days ahead where it applies, Sunshine 811 needs at least 2 full business days, and FPL sets its own disconnect date. Permit review depends on the office. When each of those dates is set, the order of work goes to you in writing.
