Jensen Beach, Martin County

Demolition in Jensen Beach

Pineapple fields made Jensen the Pineapple Capital of the World by 1895, before fires in 1908 and 1910 took most of the town. Today the county permits everything here, from the high ground of Skyline Drive, near 70 feet, to lots a few feet above the Indian River Lagoon.

That spread in elevation matters on a teardown. A lot on the Skyline Drive ridge and a lot by the lagoon raise different water questions, and after Nicole in November 2022, parts of Indian River Drive in Jensen Beach were crumbling. We read the parcel's elevation and flood zone before the scope is priced.

Some buildings carry history: All Saints Episcopal, from 1898 and the oldest church in the county, the Jensen Beach Christian Church of 1910 to 1912, and the Mansion at Tuckahoe. The county's Historic Preservation Board designates sites, and its demolition rules for a designated structure are not published. A building with a possible designation starts with a question to Growth Management.

Jensen Beach's own beach sits on Hutchinson Island, where sea turtles nest from March 1 to October 31. An island parcel with a Jensen Beach address is beachfront country, so ask the county what its turtle lighting ordinance requires there before staging is planned.

Who permits demolition in Jensen Beach

Martin County Building Department

Jensen Beach has no town government, so permits come from the county through Accela Citizen Access. The county checklist is short, three items, and does not list utility, septic or asbestos paperwork, so ask the department what its inspector expects before you file.

The sequence

Six stages, start to closed permit

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A carport and a commercial building follow these stages in the same order.

  1. Describe the job

Phone or use the form. Tell us the address, what comes down and what stays. Photos or a survey help.

  2. Site visit

We look at the structure, the live services, access for trucks, trees, the seawall or water's edge, and any association rules.

  3. Written scope with a price

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.

  4. Notices, releases, permit

The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.

  5. Demolition and hauling

Work follows the agreed order, and debris goes to the county transfer facility in Palm City or another licensed site.

  6. Inspection and close

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.

Questions

Demolition in Jensen Beach

Is Jensen Beach its own town for permits?

No. Jensen Beach incorporated in 1926 and dissolved in 1933, so today it is an unincorporated community permitted by the Martin County Building Department. It has a county Community Redevelopment Area, created in 1999; ask the county whether CRA rules touch your parcel. Ocean Breeze, which Jensen Beach surrounds, is a separate town with its own permit office.

What drives the cost of a demolition?

Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. We do not publish prices, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.

Is an asbestos inspection required before a Martin teardown?

For most buildings, yes. FDEP requires a thorough inspection by a state-licensed consultant before any planned demolition it covers, and a notice to its Southeast District at least 10 working days ahead, even when no asbestos turns up. We arrange the survey with an independent licensed consultant and bring in a licensed abatement firm if needed. Romco does not abate asbestos.

How long before the work can start?

We do not promise dates, because the lead items belong to others. FDEP needs its notice at least 10 working days ahead where it applies, Sunshine 811 needs at least 2 full business days, and FPL sets its own disconnect date. Permit review depends on the office. Once those are known, we give you a written sequence.
