Demolition in Sewall's Point

Water covers about 2.95 of Sewall's Point's 4.13 square miles, with the St. Lucie River to the south and west and the Indian River Lagoon to the east. The town sits at roughly 7 feet of elevation, and its own Building Department applies the floodplain rules along with zoning and building codes.

Before 1957 the point was largely river-to-river estates. The town incorporated that June, the estates were subdivided after the bridges to the ocean opened, and a 1970 zoning change allowed only R-1 residential. Expect a single-family house, under a town code with its own tree and hours rules.

Removing any tree of 2-inch caliper or more takes a town tree permit, and heavy hat-racking counts as removal. Contractors may work 8 AM to 5 PM, Monday to Saturday, with no work on six named holidays. Trucks over 8,000 pounds curb weight must be garaged or out of sight after 5 PM, so plan where the haul trucks go at the end of each day.

For a single-family home in a flood zone with its lowest floor at or below base flood elevation, s. 553.79(25) of the Florida Statutes limits local review of the demolition to administrative review. Martin County Utilities serves the town, so meter and sewer questions go to the county utility while the permit stays with the town.

The sequence

Six stages, start to closed permit

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A carport and a commercial building follow these stages in the same order.

  1. Describe the job

Phone or use the form. Tell us the address, what comes down and what stays. Photos or a survey help.

  2. Site visit

We look at the structure, the live services, access for trucks, trees, the seawall or water's edge, and any association rules.

  3. Written scope with a price

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.

  4. Notices, releases, permit

The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.

  5. Demolition and hauling

Work follows the agreed order, and debris goes to the county transfer facility in Palm City or another licensed site.

  6. Inspection and close

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.

Questions

Demolition in Sewall's Point

Do I need a tree permit to clear a Sewall's Point lot for demolition?

Very likely, if any tree on the lot reaches 2 inches in caliper. The town requires a permit to remove a tree of that size, and heavy hat-racking counts as removal. Tree removal is licensed work we coordinate rather than perform. Ask the town about the permit early, while the demolition sequence is still being drawn up.

What drives the cost of a demolition?

Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. We do not publish prices, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.

Is an asbestos inspection required before a Martin teardown?

For most buildings, yes. FDEP requires a thorough inspection by a state-licensed consultant before any planned demolition it covers, and a notice to its Southeast District at least 10 working days ahead, even when no asbestos turns up. We arrange the survey with an independent licensed consultant and bring in a licensed abatement firm if needed. Romco does not abate asbestos.

How long before the work can start?

We do not promise dates, because the lead items belong to others. FDEP needs its notice at least 10 working days ahead where it applies, Sunshine 811 needs at least 2 full business days, and FPL sets its own disconnect date. Permit review depends on the office. Once those are known, we give you a written sequence.
