Interior demolition in Martin County
An interior gut in Martin County starts with paper, not a pry bar. The county asks for floor plans on any partial demolition, and the state wants a licensed asbestos survey before the first wall opens.

Martin has no local asbestos program. Notices for covered renovation work go straight to the Florida Department of Environmental Protection's Southeast District, and a building permit does not count as that notice. We arrange the survey with an independent consultant licensed by the state, and its findings decide whether a licensed abatement firm goes in ahead of our crew.
Condominiums add a signature. FDEP guidance treats the condominium or co-op board as the owner for asbestos purposes, so one owner's kitchen gut can need the board. We put that question to the association manager before the scope is priced, not after the drywall is in the container.
The county's housing stock explains the caution. Census figures put Martin's median year built at 1986, and about a third of its homes predate 1980. Indiantown's demolition notification statement, for one, requires lead paint in buildings built before 1978 to be handled under 40 CFR 745.
What stays matters as much as what goes. We mark the walls, ceilings and systems that remain, have the licensed trades make them safe, and leave a clean shell for the next layout. Send the floor plan and a few photos, and we will price the strip-out.
Work order
- Tour the unit with its plans and tag every element that remains.
- Arrange the licensed asbestos survey and, where the building is covered, the FDEP notice.
- Confirm the owner of record, including the association board in a condominium.
- File the permit with the office that covers the address, with floor plans for partial work.
- Coordinate disconnects and make-safes with the licensed electrician and plumber.
- Strip out in sequence, haul the debris, and turn over a broom-clean shell.
Where jobs slip
Common problems, and how each is controlled
Services nobody drew
Older interiors hide plumbing chases and wiring that never reached the drawings. We open inspection holes where the plans are thin and stop for the licensed trade before anything live is cut.
The board hears about it from the noise
An association that learns of the work late can halt it. We confirm with the manager who signs as owner for the asbestos notice and which working hours the building allows.
Dust in an occupied building
Neighbors share corridors, returns and elevators. We seal the work area, protect the route to the container, and clean daily under rigorous safety protocols.
Partial plans sent back
In unincorporated Martin, the Building Department's checklist calls for floor plans on partial demolition. We show retained and removed areas clearly, so the reviewer is not guessing at scope.
Work others are licensed for
We do not perform asbestos abatement, mold remediation, or electrical and plumbing work. A licensed abatement firm removes any asbestos the survey finds, mold is coordinated with a licensed mold remediator, and licensed trades cap and terminate the systems. Where a wall may be structural, an engineer of record decides before we touch it.
Questions
About interior demolition
Does a condo unit gut in Stuart or Jensen Beach need an asbestos survey?
FDEP requires a thorough inspection by a state-licensed consultant before any planned demolition or renovation it covers, and it treats the condominium board as the owner of the complex. Talk to the association first. We arrange the licensed survey and keep the board informed.
What does the county want for a partial interior demolition?
In unincorporated Martin County, the Building Department's demolition checklist lists the permit application, an owner/builder disclosure statement, and floor plans for partial demolition. Stuart, Sewall's Point, Ocean Breeze, Jupiter Island and Indiantown run their own offices, so confirm with the one that covers your address.
What drives the cost of a demolition?
Six things move the number most: the building's size and construction, what the asbestos survey finds, the utility and septic work to coordinate, site access, debris weight, and what the permit office requires. We do not publish prices, because a guess is worse than none. Send the property survey and photos, and we return a written number after we walk the site.
Is there a job size you will not take?
No. Every kind of demolition gets a price from us, whether it is a single shed or to a multi-story building. On larger and coastal sites we self-perform dewatering, Support of Excavation and deep foundations, including in tidal ground, so the work below grade stays in our sequence instead of passing to another firm.
Is Romco licensed for this work?
Romco Builders is a licensed Florida general contractor. That matters in Stuart, which since July 1, 2025 no longer accepts county Certificates of Competency and requires state registration or certification. Asbestos surveys, abatement, electrical, plumbing and tree work are licensed separately, and we coordinate the firms that hold those licenses.

Removal, protection, hauling and anything that hangs on the asbestos survey appear as separate lines.
Notices, releases, permit
The licensed survey and FDEP notice where required, the utility releases, then the application to the correct office.
Demolition and hauling

The final inspection passes and the permit closes, leaving a level lot or the shell you specified.
